Anda

Remote beaches, pristine coastline, and untouched beauty

₱1K - ₱4K per sqmtypical land price

Overview

Anda occupies the southeastern tip of Bohol's mainland, a peninsula that juts out into the Bohol Sea. It is one of the province's least developed coastal municipalities, and that is precisely its appeal. The coastline features long stretches of white and cream-coloured sand beaches, tidal pools, and dramatic limestone formations. The Anda Quinale Beach, in particular, rivals Panglao's beaches in beauty but sees a fraction of the visitors.

Property prices in Anda are among the lowest in Bohol for coastal land, reflecting the municipality's distance from the airport and Tagbilaran (approximately 100 kilometres, or a 2.5 to 3 hour drive). However, road improvements are ongoing, and some buyers see Anda as Bohol's next frontier — a place to acquire beachfront or near-beach land at prices that may not be available in five to ten years.

The local economy is primarily agricultural and fishing-based, with a small but growing tourism sector. Several boutique resorts have opened in recent years, attracting divers and nature lovers seeking a quieter alternative to Panglao.

What It's Like to Live Here

Anda is for people who genuinely want to get away from it all. There are no malls, no traffic jams, and no nightlife to speak of. Instead, there are empty beaches, starlit skies, and the sound of waves. The town has a rural Filipino character — barangay fiestas, fishing boats on the shore, and children playing in the streets. Basic supplies are available at local stores, but for anything substantial, you will need to drive to Jagna or Tagbilaran. Internet is available via mobile data but fixed-line broadband is limited. Power supply is generally reliable but outages do occur, so a backup generator is advisable for permanent residents.

Highlights

  • Some of Bohol's most beautiful and uncrowded beaches
  • Lowest coastal land prices in the province
  • Emerging tourism destination with strong long-term potential
  • Rich marine biodiversity and diving opportunities
  • Authentic rural Filipino lifestyle and community

Notes for Foreign Buyers

Anda's remoteness means due diligence requires extra effort — many lots are sold via tax declaration rather than titled land, and survey accuracy can be inconsistent. Engage a licensed geodetic surveyor to verify boundaries before committing. Agricultural land is prevalent, and conversion to residential or tourism use requires DAR clearance and municipal approval. Water supply may come from deep wells rather than municipal water systems, so investigate water availability carefully. Despite these challenges, early movers in Anda have secured beachfront positions at a fraction of Panglao prices.
